Moore Appraisal Review & Consulting Services, LLC, has over 50 years of experience and appraisal education for the development and reporting of values and reviewing of appraisals of predominately farms, agribusinesses and other rural properties. Beginning in 2019, the main focus has been providing technical reviews of all types of property appraisals, but predominately reviews of rural property appraisal reports. Within this review services/ consulting, the appraisers are often contacted and provided assistance in the proper methods for development and reporting the values of their property appraisal reports.
Moore Appraisal Review & Consulting Services, LLC, provides technical appraisal review services to several clients throughout the United States. Clients included are, but are not limited to, government agencies, mainly conservation easements for USDA and Land Trusts, also for Ag Credit Services, Farm Credit Services, Farmer Mac, local banks, individual land owners and entities, attorneys, CPA’s, etc.
Types of large farm/ranch and smaller property appraisals reviewed include all types of commercial agricultural properties. Some include, but are not limited to:
- Improved and unimproved irrigated and non-irrigated cropland;
- Vacant land;
- Rangeland;
- Vineyards;
- Recreational land;
- Wetlands;
- Rural and non-rural single and multi-family residential;
- Ag Facilities (such as highly mechanized commercial greenhouses, grain facilities, livestock facilities, etc…);
- and several different types of non-agricultural properties.
Moore Appraisal Review & Consulting Services, LLC, provides technical reviews not only of appraisals reports to be compliant with the Uniform Standards of Professional Practices, USPAP, but also those appraisal reports that are required to meet Uniform Appraisal Standards for Land Acquisitions, UASFLA, aka Yellow Book. Not only are these reviews compliant with these standards, but also, they meet all other client requirements.
Assistance is often provided the appraisers, for their unacceptable appraisal reports under review. Consultation/assistance is most often included in the client agreement and is not considered an additional service. Clients may not need a technical appraisal review report, yet still require professional assistance. If this is the case, an appraisal consultation can be provided.
